Historic Warehouse Project ‘Oakland Exchange’ Breaks Ground Along the Atlanta Beltline After Securing Major Financing

A major redevelopment project called Oakland Exchange is officially moving forward in southwest Atlanta after securing key financing. The multi-phase development will transform early 1900s warehouse buildings into apartments and ground-floor retail, while preserving the industrial character that defines the neighborhood.

The project is backed by a construction loan from Ameris Bank, along with historic tax credits and funding support from the City of Atlanta, Fulton County, and Atlanta Public Schools. Developers say the goal is to balance preservation, affordability, and long-term community investment.

🏠 Phase one will convert historic warehouses into apartment homes featuring large industrial windows, high ceilings, and exposed timber framing, plus retail spaces designed to serve both residents and nearby neighborhoods. Future phases are expected to bring additional housing, commercial space, and shared amenities — including a rooftop gathering area with skyline views.

🚆 Located near the Beltline and Metropolitan Atlanta Rapid Transit Authority, the development aims to connect residents to jobs, transit, and local destinations as southwest Atlanta continues to grow.
